SOLICITORS FEES FOR SELLING A house IN 2026

Our typical professional fixed fee for the sale of a house is €1,550.00 (plus VAT and outlay). 

We set out below what estimated solicitor's fees and third party costs apply when selling  a house however please do get in touch with the Eircode or address for the house that you are selling and we will provide you with a more specific breakdown of the costs that will apply (solicitor fees won't change).

Please note that if you are selling an apartment or a property in a managed estate (i.e. where there is a management company), our professional fee will increase by €200 to cover the cost of dealing with the common areas and the management company.

Third Party Outlays that arise

1. Land Registry -  administrative fee to remove your mortgage

Land Registry fees of €40 apply to register the discharge of your mortgage. This is the document that is submitted to the Land Registry to remove your mortgage from the title to the house. If you do not have a mortgage, then this fee will not apply. 

4. Registered Post, Couriers, Telephone and Sundry Outlays - €150

2.Searches

Searches (these will vary depending on the searches required)                   €50.00 - €75.00

You solicitor will need to run searches against the houses' title and against the sellers to ensure that there is nothing appearing that needs to be dealt with in the clauses in the contract and to ensure that the title to the property is in order. 

3.Commissioner for Oaths                            

€10.00 per sworn document & €2.00 per exhibit

As part of the sales process, there are a number of standard closing documents that are required to be sworn by the seller. Typically this would range from 3 to 4 documents so you should budget about €30-€40 to cover these costs. 

5. Bank's Administrative Fee to Release Title Deeds

Frequently your bank will change a nominal sum to release the title deeds to us. This amounts typically ranges from €35 - €75. If you do not have a mortgage, then this fee will not apply.

What if i'm based in a different county?

We offer a nationwide service and we can act for anyone in the sale, purchase or re-mortgage of a property in the Republic of Ireland. The likelihood is that we will only need to meet you once in person when you are buying or selling (to sign the contracts and closing documents) and indeed only once when you are re-mortgaging a property (to sign the loan documentation) so there is no overbearing burden on you to continuously meet with us in person. 

With an office in Boyle, Co. Roscommon and in Stillorgan, Co. Dublin, we offer a flexible system of appointments and meetings to best suit the needs of our clients and if you cannot make it to one of our offices to meet us, its likely that we will be able to meet you somewhere that is convenient for both of us. For example, we have acted for a number of clients in Galway and we've been able to arrange a meeting with them to sign the legal documentation in person at times that we were already in Galway .
