Third Party Outlays that arise
1. Land Registry – administrative fee to register you as owner of the property (only one will apply (a)-(d))
(a) Land Registry fees of €400 apply for properties valued up to €50,000
(b) Land Registry fees of €600 apply for properties valued between up to €50,001 to €200,000
(c) Land Registry fees of €700 apply for properties valued between up to €200,001 to €400,000
(d)Land Registry fees of €800 apply for properties valued greater than €400,001
5.Stamp Duty – Residential properties
The Stamp Duty rates on a transfer of residential property are:
- 1% on consideration up to €1 million
- 2% on any consideration over €1 million and up to €1.5 million
- 6% on any consideration over €1.5 million.
2. Land Registry - administrative fee to register the mortgage
Land Registry fees of €175 apply to register the mortgage
3.Closing Searches
Searches (these will vary depending on the searches required) €70.00 - €155.00
6. Registered Post, Couriers, Telephone and Sundry Outlays - €150
4.Commissioner for Oaths
€10.00 per sworn document

What if i'm Not based in dublin or roscommon?
We offer a nationwide service and we can act for anyone in the sale, purchase or re-mortgage of a property in the Republic of Ireland. The likelihood is that we will only need to meet you once in person when you are buying or selling (to sign the contracts and closing documents) and indeed only once when you are re-mortgaging a property (to sign the loan documentation) so there is no overbearing burden on you to continuously meet with us in person.
With an office in Boyle, Co. Roscommon and in Stillorgan, Co. Dublin, we offer a flexible system of appointments and meetings to best suit the needs of our clients and if you cannot make it to one of our offices to meet us, its likely that we will be able to meet you somewhere that is convenient for both of us. For example, we have acted for a number of clients in Galway, Limerick and Cork and we've been able to arrange with them to have documents signed electronically .
