We fully appreciate that this may be the first time that you have bought or sold a property and we will advise you of all the solicitor's fees, costs and outlays up front so you’re not surprised with additional costs that you didn’t know you had to pay.

Its for this reason that we provide a fixed fee quote for selling, buying or re-mortgaging a property and set this out for you before we do any work so there are no surprises for you. We don’t incur fees or costs without advising you first! We want you to have a positive experience with us so you use Roe Solicitors again and recommend us to your family, friends and colleagues. 

We set out below what solicitor's fees and third party costs apply in a typical property transaction (buying, selling or re-mortgaging a house or apartment) however please do get in touch with the Eircode or addressfor the property that you are buying, selling or re-mortgaging and we will provide you with the exact costs that will apply (solicitor fees won't change):

*Land Registry fees are the fees that the Land Registry charge to register you as owner of the property. They are payable on a sliding scale and will be confirmed to you upon full details of the purchase price for the property.

  • Land Registry fees of €400 apply for properties valued up to €50,000
  • Land Registry fees of €600 apply for properties valued between up to €50,001 to €200,000
  • Land Registry fees of €700 apply for properties valued between up to €200,001 to €400,000
  • Land Registry fees of €800 apply for properties valued greater than €400,001

Stamp Duty is a tax and it is chargeable on all purchases of residential property at 1% of the purchase price that are valued up to 1 million euro. Stamp duty on non-residential land is 7.5%

Stage payments of a mortgage incur a charge of €111.00 (incl. any VAT) per draw down except for first draw down for which there is no additional fee.

What if i'm based in a different county?

We offer a nationwide service and we can act for anyone in the sale, purchase or re-mortgage of a property in the Republic of Ireland. The likelihood is that we will only need to meet you once in person when you are buying or selling (to sign the contracts and closing documents) and indeed only once when you are re-mortgaging a property (to sign the loan documentation) so there is no overbearing burden on you to continuously meet with us in person. 

With an office in Boyle, Co. Roscommon and in Stillorgan, Co. Dublin, we offer a flexible system of appointments and meetings to best suit the needs of our clients and if you cannot make it to one of our offices to meet us, its likely that we will be able to meet you somewhere that is convenient for both of us. For example, we have acted for a number of clients in Galway and we've been able to arrange a meeting with them to sign the legal documentation in person at times that we were already in Galway .
